Heaven Investments was founded in June 2000 to meet the needs of individuals who wanted to purchase real estate for investment and or occupancy.
What makes Heaven Investments different from other builders?
Most developers limit their projects to just residential or just commercial; Heaven Investments develops residential, commercial, master planned housing communities, single family homes and retail-multipurpose commercial developments. Additionally, Heaven Investments has an in-house architectural design team. By having all functions of our development process under one roof we are able to remove the added layers of complexity other developers have. This efficiency creates value, which we pass on to our clients.

I don’t have a large amount of capital to invest, what is the minimum you work with?
We hear this often. Individuals just want to get started in real estate but have limited funds available. Our Planned Income Program starts at the Bronze Level, for individuals who have $10,000 and want to earn higher than market rate on real estate. Our plan is simple; your capital is secured with a Promissory Note from Heaven Investments and a Deed of Trust on a property. Planned Income is a great program for individuals who want to take advantage of the real estate market but don’t have the time or experience for property management.
Does Heaven Investments provide Tenant in Common Properties?
Absolutely! Heaven Investments currently has two residential communities which offer TIC strategies. Purchasing real estate through a Tenant in Common program enables individuals to acquire a fractional interest in large retail, office, multi-family, or industrial properties. It’s a great way to own quality real estate and step away from personal day-to-day property management.
Can Heaven Investments assist me with my 1031 Tax-deferred exchange property?
Well Yes and No. Heaven Investments has numerous properties, ranging from under $300,000 to over $12,000,000, where individuals can utilize the IRS 1031 tax-deferred exchange advantage. Our Client Management Group can assist you to identify the property which best meets your needs. However, if you are not currently utilizing the IRS 1031 tax-deferred program, you need to contact a Qualified Intermediary to begin the process. Heaven Investments has identified a select group of bonded and insured qualified intermediary’s for your convenience.
How long does it take to complete a real estate purchase transaction?
Heaven Investments professional Client Managers can assist you and facilitate your transaction, including notary and filings, usually within 3 to 4 business days.
