Mission Manor Approval

Finally! After months and months of nail biting (the steel kind), we arrived at the Carmichael/Foothill Council meeting in their new Library and Council Room on Marconi Avenue in Carmichael.

Not to keep you in suspense, the Mission Manor Town home project was Approved!

However, the road to our approval was not all roses. The crowd that gathered was mainly compiled of the area’s tough senior citizens. We were made to feel like we were the intruders invading their space. Later on we knew for sure we were the intruders in the minds of the local residents with the way they made the project look like it was a transplant from another world.

Andrew Cook, our technical director was quick in not only capturing a council member’s observation of the eclectic mix of buildings from single family residences to multi unit condominiums to Apartment complex and Office Building Complex, but drove the point home that this was not only a natural build for that area but the perfect build.

In my opening comments, I informed the council and the audience of our involvement in the Real Estate industry for four generations and our approach has always been to not only bring aesthetics in our buildings but also utilitarian qualities that are on the cutting edge of providing ample amenities. I also reiterated the comments made by the Chief Planner of Sacramento County, Mr. Charles Dyer, in the final planning approval meeting of Mission Manor. He commended it as being a “Wonderful little housing project” and gave his vote of approval.

The real struggles and objections stemmed from the ‘massive concrete structure’ perception of the residents and some council members. They viewed the height of our structure as towering over the other surrounding buildings. In this respect, after many explanations by Andrew and by the Planning Department, it was made apparently clear that the building was not only in code but also was lower than a two storied single family home that is allowed to reach 30 feet. Mission Manor Town homes will be only 28 feet high.

The design of Mission Manor town homes has three balconies, 3 Master Bedrooms, each with their own attached baths, two car garage, washer and dryer room with hook ups on the second floor, an open floor living area plan to bring light and airiness in the home, with state of the art kitchen cabinetry and appliances, and a half a bath . The home has an option for a loft accessible with a spiral staircase and with an additional full bathroom. The back yard gives room for the family to enjoy the sunny days in privacy, and enclosure for kids and pets for safety. The Romeo and Juliet style balconies and the entrance canopy gives a façade of a well designed home but is also pleasant to the sight. The two car garage gives ample room for parking two full size automobiles but also storage space for bicycles and boxes. The garage also has an enclave to keep the garbage cans out of sight.

With many beautiful parks within walking distance, and the area lush with mature trees, the Mission Manor will bring scaling value for property to the residents. Only minutes from the freeway and within close proximity of the center of the city, Mission Manor is an ideal Town Home for a discerning family or senior citizens.

After the meeting, I was able to meet and thank each and every council member that was present and they all wished us luck and commented on Mission Manor being a beautiful housing project. We appreciate the vote of confidence of the Council and thank them for their valued support.

Ground breaking is anticipated to start before the end of the year.
