Client Manager
Position Description
Originates phone calls to prospective clients and provides information about our Real Estate investment properties and services. Responds to incoming calls from prospective clients and enters personal information into company CRM database to build prospect lists. Meet with clients and prospects as needed.
Provides prospective clients with investment information and assists them in determining appropriate real estate investment strategy and opportunity. Develops understanding of prospective customer’s real estate goals and objectives, may recommend other real estate opportunities which better fit these needs. Uses established business development processes to qualify prospective customer and their real estate investment goals and strategies. Schedules appropriate meeting or next contact to provide additional information exchange.
Analyzes and promptly responds to any concerns using established procedures, scripts, and faq’s. Uses computer to access and/or update customer records.
Other typical activities may include:
- Gathering market and customer information;
- Staffing trade exhibitions and company sponsored investment seminars;
- Advising prospective and new clients on forthcoming Real Estate developments and presenting special promotions;
- Recording marketing, business development, and sales information in company crm database;
- Reviewing own sales performance;
- Gaining a clear understanding of prospective clients' requirements;
- Making accurate, rapid financial calculations;
- Feeding marketing and business development trends back to management
- Strong inside sales skills and the ability to make outbound calls when required
Qualifications:
- A self starter with a minimum of two years of inside sales or business development, preferably in the real estate arena
- A passion for sales and closing business.
- Proficiency with Microsoft Word, Excel, PowerPoint and any lead management application.
- Ability to work with a prospective customer and understand their real estate investment requirements.
- Strong written and verbal communication skills.
- A high level of familiarity with the internet and regular use of email.
- Familiarity with Real Estate investment terminology preferred.
- Able to understand profit and loss and basic business financial calculations, annual percentage yield, return on investment, and simple interest, etc.

A natural forward planner who critically assesses own performance. Mature, credible, and comfortable in dealing with financial transactions and Real Estate investment strategies. Reliable, tolerant, and determined to learn business processes. Empathic communicator, strong listening skills, able to understand the other person's point of view. Well presented and businesslike. Sufficiently mobile and flexible to travel, if needed, up to a few days a month. Enthusiastic for new experience, responsibilities and personally accountable. Must be a team-player.
Personal situation: must be mature and domestically secure. Able to work extended hours on occasions when required. Must have clean or near clean background check.
Specific to job skills: able to communicate and motivate via written media. Understands the principles of marketing and advertising cost-effectiveness, including target marketing, features-benefits-solutions selling. Appreciates need for consistency within company's branding and marketing mix, especially via the internet.
Computer skills: must be adept in use of Ms Office, particularly Excel, PowerPoint and Word, and ideally CRM or similar database, the internet and email.
Business and selling skills: must be an excellent telephone communicator. Able to demonstrate success by achieving genuine business development goals and processes. Ideal background would be in business services, sales, business development, or customer service.
